#5 – Floco Fusion
Floco gets the number five spot not for the quality of the actual apartments, but the location and atmosphere. It boasts a massive courtyard that plays host to huge crowds every football gameday. The Old Florence Courtyard consists of houses that are divided into sections for rental. These are facing the courtyard, and although very outdated, are a hot commodity. The new part of Floco consists of more modern style apartments that overlook the courtyard. The quality of these dinkytown apartments is good, not great. Again, the location and great party atmosphere makes up for it. Floco is priced slightly above average for dinkytown apartments because of the high demand, but the prices are not as high as some of the newer complexes.

#4 – The Knoll
Coming in at number four, The Knoll has a very central location, on the corner of 11th and University. It is relatively new, having high quality rooms and amenities. The Knoll edges out Floco for having nicer apartments while still having a quality social atmosphere. These apartments are popular and still fairly priced. The Knoll has a courtyard, though much smaller than Floco’s. It doesn’t pull nearly the same crowds, however is nice if you are looking for a quiet area outside.
#3 – The Marshall
Located right above Target Express, it’s hard to find a better location than The Marshall. One of the newer complexes in Dinkytown, it has great amenities. A gym, pool, and tanning beds keep residents happy. The social atmosphere is great, and compares to Floco and The Knoll. They have experienced complaints about management and the cleanliness of the hallways on the weekends. Some also say that the place was cheaply built and residents will notice that in their rooms. If not for these negatives, The Marshall could be the best apartment in Dinkytown. The positives really do outweigh the negatives here, and hopefully issues with management will be addressed.
#2 – Venue at Dinkytown
The Venue is the newest complex that makes our list, and the high prices reflect the high level of luxury. With brand new apartments, a heated parking garage, a full cardio workout facility & free tanning, you are certainly getting what you pay for. Another added perk is free printing in their study and meeting rooms. The Venue has prime location as well, located on 13th and 5th. The Venue may not be on the same level as Floco and The Knoll for social atmosphere, but you know you will be living in state-of-art facilities in the heart of dinkytown.
#1 – The Bridges
The Bridges combines the social atmosphere of a Floco or Knoll with the quality of Venue. These apartments were built in 2015, and boast #instagrammableviews of Downtown Minneapolis. The prices are high, although not outrageous if you are living with 3-4 other people. Perks include a game room, a very nice fitness room, a theater, community rooms, study rooms & a huge parking garage. You can’t beat the great location, amenities, and social atmosphere of The Bridges.
The Radius is another new complex, located on the edge of Dinkytown on 15th and 7th. The location is the only complaint here, with quality rooms and a good social vibe. The staff has good reviews as well, which is a good sign for residents. If a prime location isn’t your biggest concern, The Radius is certainly worth a look.
1301 has an extremely central location on 13th and University, however the units and amenities don’t quite compare to some of the newer complexes. If you are willing to sacrifice a tiny bit of quality and some of the lavish amenities, the reward is a great spot on campus with a good social atmosphere.
